Woodbury keeps me busy. It's the biggest suburb in the east Twin Cities metro, it's still growing, and most of the garages I coat there are newer 3-car attached units with nice slabs that deserve a nice finish. I drive across the St. Croix from River Falls, so Woodbury is about 25 minutes door to door. Here's what 2026 looks like for Woodbury homeowners thinking about a coating, and what I charge, what I install, and why it matters.

Why Coat a Newer Woodbury Garage?

Because even a clean 10-year-old slab is losing the battle with salt and tires. Woodbury garages fill up with vehicles driven on brined 494 and 94 every winter. That brine drips onto the concrete, soaks in, freezes, and starts spalling the top. New concrete looks great until about year five, and then the deterioration kicks in. A coating stops it before it starts by sealing the slab so nothing can get in.

The other factor is resale. Woodbury is a competitive housing market. A coated garage reads as finished space to buyers, especially in the 3-car homes where one bay is often a shop or hobby area. Prep drives pricing more than anything else. Newer Woodbury slabs are usually in great shape, which means grinding goes fast and repair work is minimal. Which Woodbury Neighborhoods Do I Work In?

All of them. I've coated garages in:

  • Stonemill Farms and the newer builds on the east side
  • Carver Lake and the established neighborhoods south of Valley Creek
  • Dancing Waters out toward Afton Alps
  • Bailey's Arbor and the homes near 494
  • Eagle Valley and the neighborhoods off Radio Drive

Most of these are 2005-2020 construction, which means the slabs are in decent shape and grinding goes fast. When grinding goes fast, prep is cheaper, and the finished floor looks cleaner. The 2020+ builds in the newest developments are some of my easiest installs because the concrete is still relatively fresh and well-protected by builder concrete sealer.

What System Do I Use?

The Valence Covalent Flake System. Polyurea basecoat, vinyl flake broadcast, polyaspartic topcoat. The numbers that matter:

  • 674 PSI bond strength — substrate failure in pull tests
  • 311% elongation — flexes through MN freeze-thaw
  • 4x abrasion resistance vs epoxy (Taber)
  • 100% solids polyurea basecoat, near-zero VOC
  • UV-stable topcoat, non-yellowing, lifetime UV fade warranty

Valence is a woman-owned company based in Mendota Heights, about 15 minutes from Woodbury. Their National Training Center is in Eagan, which is where I did my certification training. Buying a coating system made 20 miles from your house is a nice bonus if you care about local businesses.

One-Day Install?

Yes. I show up at 7 AM, grind to CSP 2-3, repair any cracks or joints, lay polyurea basecoat, broadcast flake, and topcoat the same afternoon. You walk on it that evening and park on it in 24 hours. What About 3-Car Garages with Workshops?

This is the bulk of my Woodbury work. Homeowners use one bay as a workshop, and they want a floor that handles dropped tools, welding sparks, jack stands, and the occasional oil spill without staining or chipping.
